Q:  Will you be listing my house on the MLS or actually buying it?
A:  Great question. The owners of Limestone Investments are licensed real estate agents in Kentucky, and we do list houses through a different company. But, we assume that if you are on this site you want a very quick sale without the hassle of getting your property ready or having buyers in your home. Limestone Investments buys houses in and around Frankfort . We sometimes know other investors that want the property before we even close with you, we may repair the house and resell it to another homeowner or keep it as a rental ourselves. We are happy to discuss all your options including listing it if you so desire.

Q:  Do you pay fair prices for properties?
A:  Almost all of the houses we purchase are below market value (we have to do this so we can stay in business). We are looking to get a fair discount on a property in exchange for a very quick closing. However, in our experience, many sellers aren’t necessarily expecting a large “windfall” on the property but rather appreciate that we can offer cash, we close very quickly (no waiting for financing), and no time or effort or expense is required on your part of fix up the property. If that’s what you’re looking for and you see the value in getting your house sold fast… let’s see if we can come to a fair win-win price. Q:  How do you determine the price to offer on my house?
A:  Great question, and we’re an open book: Our process is very straightforward. We look at the location of the property, what repairs are needed to get it to very good condition and then we look at values of similar houses that have sold in the area recently. We take all this information into consideration… and come up with a fair price that works for us and hopefully works for you too.

Q:  Do you charge me any fees to work with you?
A: No, we’ll make you an offer, and if it’s a fit then we’ll buy your house (and we’ll often pay for the closing costs too!). No hassle. No upfront or out of pocket fees. The responsibility is ours and you walk away without the burden of the property or its payments or upkeep… and hopefully with cash in your pocket too.

Q:  Is there any obligation when I submit my info?
A: No, there is absolutely no obligation. Once you tell us a bit about your property, we’ll take a look at the houses that have sold nearby, maybe set up a call with you to find out a bit more about your house and your best case scenario for selling, and make you an offer that’s fair for you, your situation and fair for us. From there, it’s 100% your decision on whether or not you’d like to sell your house to us… and we won’t hassle you, won’t harass you… you decide what’s best for you.
